  • $19.17 Million Construction Loan Transaction – Represented development group Cypress Creek Medical Pavilion, LLC and Axis HealthCare Partners, LLC in closing on a $19.17 million construction loan for the construction of an 80,000 square foot medical office building at West Cypress Creek Road in Fort Lauderdale.
  • $14.23 Million Finance Loan Transaction – Represented investment real estate group Sheridan Real Estate Group, LLC in closing on a $14.23 million commercial refinance loan for Sheridan Village, a multi-building commercial complex recently constructed and located at 16661-16666 Sheridan Street in Pembroke Pines, consisting of over 63,000 square feet of retail and self-storage space.  (See HFF’s press release here: http://www.thenewsfunnel.com/press-release/hff-announces-1423m-financing-development-mixed-use-property-south-florida)
  • $4.8 Million Construction Loan Transaction – Represented development group Sheridan Real Estate Group, LLC in closing on a $4.8 million construction loan for the construction of a commercial/retail shopping center on Sheridan Street in Pembroke Pines.
  • $1.5 Million Purchase Transaction – Represented a church group in closing on the purchase of a $1.5 million transaction to relocate their church facilities to a larger property that would accommodate their growing congregation on Davie Road Extension in Davie.
  • $1.592 Million Sale Transaction – Represented a church group in the sale of their property to a European group looking to buy and relocate their U.S. subsidiary in South Broward. Challenging issues included negotiating with lessors over their First Right of Refusal rights related to their cellular tower on the property.
  • Partition Action – Represented a party in a Partition action that was necessitated in order to force the partner to sell the commercial office space. A myriad of issues involved the partner being sued by a federal agency, while at the same time dealing with a tax deed certificate holder that had applied for a tax deed, all while time was running out.  Eventually we obtained final summary judgment and forced the other party to execute on the sale of the property before it could be lost to either the federal agency action or tax deed scenario. A buyer was ultimately found and the client’s equity in the investment saved.
  • Breach of Contract and Civil Theft Claim – Represented an investor who partnered with a realtor to pursue auction purchases. Monies were placed in the court registry for use in purchasing the properties. After several bids failed, my client requested his money back. Realtor partner indicated it would take time to receive the refund. After 4 months of asking and getting only delays and stalling, we were hired and learned in two days the clerk of court had issued the realtor the full proceeds in the form of a check made out to her name 2 months prior. A lawsuit has been filed to include a claim for civil theft which calls for recovery of treble damages. The case remains pending.
