The Sell-Buy Dilemma

The Sell-Buy Dilemma Reyes Law Group BLOG post by Carlos J. Reyes, Esq.

The “Sell-Buy Dilemma” is a real challenge.

The Sell-Buy dilemma is akin to the “paralysis of analysis.”  And all you end up with is inaction, stress, and financial issues.  Friend and Realtor®  Alan Pellingra points it out this way: “The fact is, there are many homeowners who are desperate to move (in need of more space, a shorter commute to work, etc.). But year after year they stay in their homes for one surprising reason—they can’t see a way around the “sell, then buy” or “buy, then sell” dilemma. What is funny -or sad- about this (depending on how you look at it) is, he’s right.  But he offers a solution.  “There are three solutions to this buy-sell dilemma:

*First, ask for a 60 to 90-day “rent-back” from the new buyer of your home. This will give you time to buy your next home.
*Second, “time” the sale and purchase to happen simultaneously.
*And third, sell and move into a temporary residence, affording you time to buy at your leisure.

All of these approaches have pros and cons that should be discussed with a qualified real estate consultant.”

By approaching the sell-buy dilemma logically, practically, and pragmatically, you can “make things happen”.  Yes, an experienced realtor or real estate attorney can provide you guidance to sell your property, locate and purchase the next one, and ultimately, move on with your life!

The current real estate market continues to provide many buying opportunities.  Assembling the right team to handle each of the key functions of the transaction – realtor, lender, closing attorney – is critical. The right team will increase the odds of experiencing a smooth and enjoyable lead up to and through closing.  A good team will provide pragmatic and practical counseling and advice, representing your interests while delivering quality legal work, due diligence review, and title insurance coverage that helps you purchase your next “American Dream” or investment property. Make sure you hire an experienced team to assist you make the “sell-buy dilemma” a thing of the past!
